• Operate, maintain, troubleshoot, and repair HVAC and mechanical systems supporting commercial, industrial, secure, and mission-critical facilities. 
• Troubleshoot complex mechanical equipment including chillers, boilers, cooling towers, pumps, air-handling units, fan coil units, CRAC units, VAV systems, hydronic systems, piping, and associated HVAC equipment. 
• Diagnose equipment and system failures using a systematic troubleshooting approach rather than relying solely on component replacement. 
• Understand and evaluate the interaction between mechanical equipment, electrical systems, BAS/DDC controls, sensors, actuators, safety, sequences of operation, and automation systems. 
• Operate and monitor Building Automation Systems (BAS) to evaluate alarms, equipment status, temperatures, pressures, setpoints, trends, sequences, and system performance. 
• Troubleshoot BAS-controlled HVAC equipment and determine whether deficiencies originate from mechanical equipment, controls, instrumentation, electrical components, programming, or operating conditions. 
• Perform preventive, predictive, and corrective maintenance while identifying opportunities to improve equipment reliability and prevent recurring failures. 
• Inspect, troubleshoot, operate, and maintain central utility and mechanical plant equipment, including chilled water, heating-water, steam, condenser-water, and associated pumping systems. 
• Operate and maintain gas-fired steam boilers and support equipment as applicable. 
• Support water-treatment activities associated with boilers, cooling towers, chilled-water systems, heating-water systems, and other hydronic equipment. 
• Perform equipment and system testing using appropriate diagnostic instruments and test equipment; analyze results and determine necessary corrective actions. 
• Support commissioning, recommissioning, functional performance testing, equipment startup, system turnover, and operational readiness activities. 
• Review system operation against drawings, sequences of operation, equipment specifications, operating manuals, and manufacturer requirements. 
• Identify equipment and system-level deficiencies and provide technically sound recommendations for corrective action, repair, replacement, or operational improvement. 
• Support mechanical projects, equipment replacements, upgrades, renovations, and system modifications from planning through implementation and turnover. 
• Verify proper system operation following repairs, modifications, equipment replacements, and project work. 
• Conduct periodic inspections and operational tours of engineering systems and equipment and maintain accurate operating logs. 
• Record and report on equipment failures, abnormal conditions, deficiencies, recurring problems, and other unusual occurrences. 
• Respond to emergency and mission-critical facility conditions and perform actions necessary to protect occupants, equipment, property, and continuity of operations. 
• Safely disable, bypass, or re-arm associated systems when authorized and required to support maintenance and testing activities. 
• Work independently with minimal supervision while appropriately escalating conditions that require additional technical, management, vendor, or engineering support. 
• Coordinate effectively with electricians, BAS/control technicians, operating engineers, plumbers, fire/life-safety personnel, project teams, subcontractors, and facility management. 
• Mentor and provide technical guidance to less experienced HVAC/mechanical technicians. 
• Maintain safe work practices and comply with applicable OSHA requirements, site procedures, lockout/tagout requirements, and established safety protocols. 
• Perform other related facility engineering, operations, maintenance, troubleshooting, and project-support duties as required. 

• Applicant must have a high school diploma or GED with a minimum of 8+ years of experience working with complex HVAC systems and equipment including chillers, boilers, package units, VAV systems (direct digital, pneumatic and automated control systems) 

• Applicants selected will be subject to a government security investigation and must meet eligibility requirements, including U.S. Citizenship, for access to classified information; ability to obtain & maintain HSPD & Secret, preferred HSPD-12 & Secret Active.

• Demonstrated hands-on ability to troubleshoot, diagnose, maintain, and repair HVAC and mechanical equipment, rather than experience limited primarily to equipment monitoring or basic preventive maintenance.

• Working knowledge of chillers, boilers, pumps, cooling towers, AHUs, FCUs, VAVs, hydronic systems, piping systems, HVAC controls, and related mechanical infrastructure.

• Working knowledge of BAS/DDC systems and the ability to use BAS information as a troubleshooting and diagnostic tool.

• Ability to understand the relationship between mechanical, electrical, controls, instrumentation, and automation systems.

• Ability to read and interpret mechanical drawings, electrical diagrams, control schematics, sequences of operation, equipment manuals, specifications, and technical documentation.

• Ability to proficiently use HVAC/mechanical diagnostic and test equipment and interpret test results.

• Experience identifying the root causes of equipment failures and recommending practical corrective actions.

• Ability to work independently and effectively troubleshoot equipment under time-sensitive or mission-critical conditions.

Abilities: 

• The position requires the ability to lift, carry, and move objects weighing up to [50 pounds] on a regular basis. Candidates must demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials. Proper lifting techniques and safety protocols must be followed to ensure personal and team safety.

• Relocates a 12-foot stepladder without assistance.

• Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.

• Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis.

• Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.

• May use a standard ladder without exceeding the weight limit while carrying tools.

• Tell when something is wrong or is likely to go wrong.  It does not involve solving the problem, only recognizing there is a problem.
