Job DetailsJob Location: Tulsa, OK 74133Position Type: Full TimeJob Shift: AnyThe Director of Maintenance helps ensure a fully functioning and well-maintained community by following a system of preventative maintenance and repairs, overseeing the ongoing maintenance of the building and property grounds, ensuring all equipment in sound working order, leading and supervising the staff to sustain a consistently high level of cleanliness throughout all areas of the facility, and implementing cost-effective improvements to the facility and grounds.   Primary Duties & Responsibilities: Adheres to and conveys a philosophy that supports the dignity, privacy, independence, choice, and individuality of residents  Ensures all required preventative tasks are completed, either by directly performing the tasks or contracting with outside providers as appropriate in a timely manner.  Makes repairs as needed, responding to facility work requests in a timely manner, and documents completed repairs  Maintains accurate records on all utilities, systems and equipment  Refurbishes vacated apartments in a timely manner as approved by Executive Director, and documenting all work performed where applicable.  Creates and maintains a regular maintenance schedule for the facility  Ensures facility-related costs stay withing the budgetary guidelines established for the Community  Performs routine maintenance and cleaning for the grounds, community, and equipment following all safety procedures and precautions  Maintains the facility systems, such as HVAC, refrigeration, plumbing, and electrical, according to maintenance schedules  Stocks maintenance supplies for work areas  Ensures that work areas are clean, and that equipment, tools, and supplies are properly stored  Oversees housekeeping department to ensure the cleanliness of the Community  Performs other duties as assigned  Available on call to aid in emergency situations   Qualifications & Physical Requirements: Highly professional and dependable  Strong leadership and motivational skills  Able to work a flexible schedule, which may include working days, evenings, weekends, and holidays as needed   Available for emergency on-call  Must be physically able to perform the duties of the job (move heavy equipment/machinery, climb ladders, perform repetitive motions, walk/stand, et cetera)  Able to bend, kneel, squat, stand, and lift heavy objects as needed  Excellent communication, customer service, and problem solving skills, including the ability to maintain composure under stress  Strong organization skills, able to multi-task, and can manage time to meet frequently changing deadlines in a fast-paced environment  Display proficiency in computer based applications (i.e., TELS, spend down tracking, Outlook, Word)   Education & Experience: High school diploma or GED required; some post high school education or training preferred  Experienced in a wide variety of trade skills (i.e. carpentry, plumbing, HVAC, and electrical) and the tools associated with them  Five years of relevant experience preferred    At least one year of supervisory or management experience preferred    This job description is intended to describe the general nature and level of work being performed by the employee in this position.
