As a Maintenance Technician, you’ll play an important role in the day-to-day operation and appearance of the property. From preventative maintenance and repairs to responding to service requests, you’ll help ensure our residents have a positive experience and our buildings and equipment operate safely and efficiently. What You’ll Do In this role, you will: Perform routine and preventative maintenance throughout the property, buildings, equipment, and grounds. Troubleshoot, diagnose, repair, and replace equipment and building components as needed. Perform general repairs involving HVAC, plumbing, electrical, carpentry, appliances, and other building systems. Monitor HVAC systems to help maintain comfortable temperatures and proper air quality. Monitor plumbing and domestic hot water systems and make adjustments or repairs as needed. Coordinate and assist with required inspections of fire protection, security, plumbing, and other building systems. Help ensure building systems and maintenance practices comply with applicable state and federal requirements and codes. Respond promptly and professionally to maintenance requests from residents and team members. Complete work orders and maintain accurate documentation of repairs, inspections, preventative maintenance, and system checks. Prepare apartments for new residents, including repairs, painting and touch-ups, furniture movement, and other turnover-related work. Maintain clean, safe, and orderly maintenance areas, common areas, and property grounds. Maintain appropriate inventories of maintenance, emergency, and disaster-related supplies. Assist with the upkeep of company/community vehicles, including fueling, cleaning, and monitoring registration and maintenance needs. Assist management with staff training related to building systems, fire safety, and emergency procedures. Participate in an on-call maintenance rotation and respond to emergency maintenance needs when required. Assist with additional property and maintenance responsibilities as needed. What We’re Looking For We’re looking for someone who is reliable, resourceful, service-oriented, and comfortable working independently while also being part of a team. Preferred qualifications include: High school diploma or equivalent. At least one year of maintenance experience, preferably involving electrical, plumbing, HVAC, carpentry, appliances, or general building maintenance. Knowledge of applicable fire, life-safety, and building codes is preferred. Ability to read and interpret equipment manuals, work orders, and maintenance instructions. Experience safely operating hand tools, power tools, electrical meters, and other maintenance equipment. Strong troubleshooting, problem-solving, and decision-making skills. Excellent communication and customer service skills. Ability to manage multiple priorities and respond effectively to unexpected maintenance needs. Valid driver’s license and acceptable driving record. Willingness to participate in an on-call maintenance rotation. Property management, multifamily housing, senior housing, or similar building maintenance experience is a plus. Physical Requirements This is an active, hands-on position. Team members must be able to perform the essential functions of the position, with or without reasonable accommodation, including: Sitting, standing, walking, bending, and kneeling throughout the workday. Regularly lifting and carrying up to 50 pounds. Safely operating maintenance tools and equipment. Visually inspecting equipment, work areas, written materials, monitors, and building conditions.
