We are seeking a skilled Maintenance Plumber to join our property management team. This role is responsible for diagnosing, repairing, and maintaining the plumbing infrastructure across our residential properties. The ideal candidate will be adept at both emergency repairs and preventative maintenance, ensuring high standards of property upkeep and tenant satisfaction.
Key Responsibilities
- Plumbing Systems: Diagnose and repair complex plumbing issues, including drain lines and supply lines. Handle routine plumbing repairs, such as unclogging drains, repairing leaks, and replacing fixtures.
- Work Order Management: Utilize software (Entrata) to manage work orders. This includes receiving, documenting, and closing out service requests efficiently, ensuring high-quality work and minimizing callbacks.
- Preventative Maintenance: Perform inspections of plumbing systems to identify potential issues before they cause damage. Maintain inventory of necessary plumbing parts and supplies in the shop.
- Appliance Maintenance: Assist with appliance-related repairs (dishwashers, refrigerators, ovens) when plumbing work is integrated or when assisting the broader maintenance team.
- Make-Ready/Turns: Assist in the unit turn process, ensuring all plumbing systems are fully operational and meet property standards before new tenants move in.
- Customer Service: Maintain a professional demeanor when entering occupied units. Adhere to property entry policies and door tag procedures. Communicate issues clearly to management (e.g., unauthorized occupants or pets).
- Collaboration: Coordinate with other maintenance staff for special projects or overflow work, including general maintenance duties like snow duty as required.
Requirements & Qualifications
- Technical Proficiency: Strong working knowledge of residential plumbing systems, specifically drain and supply lines.
- Software Skills: Familiarity with property management software (Entrata/Isolved) for documenting repairs and tracking work orders.
- Problem-Solving: Ability to effectively diagnose issues, plan necessary repairs, and execute them efficiently.
- Professionalism: Commitment to cleanliness, daily presentation, and high-quality workmanship. Must demonstrate excellent customer service skills when interacting with residents.
- Adaptability: Willingness to assist with broader maintenance tasks (Electrical, HVAC, Groundskeeping) to support team goals.
