About the Role
The Maintenance Supervisor is responsible for leading a team of Maintenance Technicians and overseeing the physical upkeep of an on-site multi-family residential property. This is a working supervisor role - you will both lead your team and perform hands-on maintenance work alongside them. All maintenance operations - including repairs, preventive maintenance, unit turns, and vendor coordination - must be completed on time, within budget, and to Elevation's standards.

What Will I Do?
- Supervise and lead the maintenance team, providing training, guidance, and performance feedback
- Oversee work orders, preventive maintenance, unit make-readies, and curb appeal to ensure timely, high-quality results
- Schedule and assign daily tasks to maintenance staff; coordinate with outside vendors and contractors as needed
- Perform and delegate repairs across HVAC, plumbing, electrical, drywall, painting, and appliance systems
- Maintain inventory of supplies, equipment, and parts, ensuring cost-effective use of resources
- Ensure compliance with OSHA, EPA, and company safety standards, including proper handling of chemicals and equipment
- Conduct regular inspections of property grounds, buildings, and equipment, addressing issues proactively
- Navigate and manage work orders and maintenance records in Entrata and AppFolio
- Utilize Google Workspace (Gmail, Drive, Sheets, Calendar) for scheduling, reporting, and team communication
- Assist the Property Manager with budgeting for maintenance operations, capital improvements, and vendor services
Position Requirements
- High school diploma or equivalent GED required; technical training or certifications preferred
- Minimum 3 years of experience in property maintenance, with at least 1 year in a supervisory role
- Hands-on working knowledge of HVAC, plumbing, electrical, drywall, painting, and appliance repair
- EPA Universal Certification required
- Certified Pool Operator (CPO) required
- Proficiency with property management software (Entrata, AppFolio, or equivelant)
- Proficiency with Google Workspace (Gmail, Drive, Sheets, Calendar)
- Strong leadership, communication, and organizational skills
- Reliable transportation and a valid driver's license required
- Available Monday-Friday, 8 AM-6 PM, with availability for after-hours emergency calls
