Job Description: As a Scheduler supporting the Commercial/Change Management team, you will provide independent schedule review and analysis in addition to the Project Management scheduler. You will evaluate contractor and project schedule submissions, schedule updates, time impact analyses, change-related schedule impacts, and recovery plans to support informed commercial and change management decisions. This position is expected to work on site most of the time in the Seattle project office.
Key Responsibilities:
Independently review baseline schedules, periodic schedule updates, recovery schedules, and supporting schedule narratives for completeness, logic, sequencing, durations, float, and critical path impacts.
Review contractor and project schedule updates using Primavera P6 and provide detailed comparison reports, findings, and recommendations to the Project and Commercial/Change Management teams.
Perform and review time impact analyses (TIA) for proposed and actual changes, delays, and other schedule events to assess potential time entitlement and project impact.
Evaluate schedule impacts associated with change orders, claims, scope changes, and delay events, including review of fragnet logic and supporting documentation.
Identify schedule risks, critical and near-critical activities, out-of-sequence work, concurrency issues, and emerging delays that may affect project milestones or completion.
Develop or review what-if scenarios, mitigation strategies, and recovery schedule recommendations when schedule performance is at risk.
Prepare clear written schedule analyses, executive summaries, comparison reports, and documentation to support change review, negotiations, and project decision-making.
Coordinate with Project Management, Cost Estimating, Commercial/Change Management, design, construction, and other project stakeholders to align schedule analysis with scope and cost impacts.
Participate in project, schedule, and change management meetings and provide on-site schedule support as needed.
Maintain organized records supporting schedule changes and claims.
F&F Qualifications
Basic Requirements:
Bachelor’s degree in Business Administration, Engineering, or Construction Management preferred.
7+ years of relevant experience in scheduling and planning.
Proficient in Microsoft Suite (Excel, PowerPoint, Outlook, Word, etc.), and reading plans and specifications.
Demonstrated experience reviewing baseline schedules, periodic CPM updates, recovery schedules, and time impact analyses.
High-level proficiency with Primavera P6 and the ability to read and interpret construction plans and specifications.
Preferred Qualifications:
Experience supporting commercial management, change management, claims, or delay analysis on complex construction projects.
Experience evaluating schedule impacts associated with change orders, scope changes, and contractor claims.
Experience with alternative delivery projects, risk logs, schedule forecasting, and recovery planning.
Ability to work independently, communicate findings clearly, meet critical deadlines, and coordinate effectively with multidisciplinary project teams.
Skills & Competencies:
Primavera P6 - advanced proficiency required; knowledge of Microsoft Project a plus.
CPM schedule analysis, schedule comparison, TIA review, change management, delay analysis, and recovery planning.
Certifications such as PSP, PMI-SP, PMP, CCM, EVP, CST, CCT, CMIT, CDT, EIT, or PE are a plus.
