Position Overview 

We are seeking an experienced Property Supervisor to join our team and provide leadership and oversight for a portfolio of residential properties. The ideal candidate will be a strong leader who can develop and implement effective processes and internal controls, improve team collaboration and operational efficiency, and help position the organization for continued growth and scalability. 

This is a full-time, salaried, exempt position. The Property Supervisor is responsible for managing and developing a team of Resident Managers, overseeing properties without onsite Resident Managers, managing vacancy turns and property improvement projects, maintaining strong client relationships, and resolving escalated resident and client matters. We are looking for someone with a strong work ethic and proven leadership experience who is approachable, enthusiastic, innovative, accountable, solution-oriented, and an excellent communicator. 

Requirements

Key Responsibilities 

Responsibilities include, but are not limited to: 

  • Implement and ensure compliance with Company policies and procedures. 
  • Manage the performance of assigned Resident Managers. 
  • Coach, train, and develop Resident Managers to improve performance and ensure consistency with Company standards. 
  • Prepare and conduct employee performance reviews. 
  • Provide ongoing coaching, performance management, and progressive discipline when necessary. 
  • Conduct regular property inspections and follow up on identified deficiencies. 
  • Foster strong, professional relationships with clients. 
  • Serve as the primary point of contact for assigned clients and Resident Managers. 
  • Manage and resolve escalated resident issues and concerns. 
  • Manage and resolve client issues and escalations. 
  • Prepare and distribute weekly reports and other portfolio reporting as required. 
  • Provide team members with guidance regarding landlord-tenant laws, Company policies, and operational procedures. 
  • Advertise and lease vacant units. 
  • Manage vacancy turns to ensure units are completed efficiently, marketed effectively, and returned to rent-ready conditions as quickly as reasonably possible. 
  • Manage property improvement, maintenance, and capital projects. 
  • Ensure Company policies, procedures, and operational standards are consistently followed throughout the assigned portfolio. 
  • Conduct market comparisons and review and approve annual rent increases. 
  • Prepare professional written correspondence, resident notices, lease agreements, and other property-related documentation. 
  • Review property financial statements, identify budget variances, and communicate significant variances to clients. 
  • Develop and implement resident retention programs for assigned properties. 
  • Prepare and manage budgets for vacancy turns and related property projects. 

Work Schedule 

The regular work schedule is Monday through Friday, with a minimum of 40 hours per week. Some overtime, after-hours availability, and occasional weekend work may be required based on operational needs. 

Required Experience, Skills & Abilities 

  • Prior property management industry experience as a Property Supervisor, Portfolio Supervisor, Regional Property Manager, or similar role. 
  • Minimum of three years of management or supervisory experience. 
  • Experience working with property management software. 
  • Rent Manager experience is a plus but not required. 
  • Strong working knowledge of California landlord-tenant laws and regulations applicable to residential property management.  
  • Strong working knowledge of City of Los Angeles and Los Angeles County rental housing laws, ordinances, and regulatory requirements. 
  • CAM or similar industry accreditation preferred. 
  • Active California Department of Real Estate (DRE) license preferred. 
  • Bachelor's degree preferred. 
  • Strong leadership and employee development skills. 
  • Strong organizational and time-management skills with the ability to manage multiple priorities and deadlines. 
  • Ability to read and understand financial statements, budgets, and income and expense projections. 
  • Deadline-oriented with a strong sense of ownership and accountability. 
  • Strong problem-solving skills and a solution-oriented mindset. 
  • Excellent customer service and relationship-management skills. 
  • Ability to work effectively as part of a team as well as independently. 
  • Proficient in Microsoft Office, including Excel. 
  • Excellent verbal and written communication skills. 
  • Quick learner who is willing and able to adopt new technology and systems. 
  • Comfortable using technology to improve productivity, communication, and operational efficiency. 
  • Valid driver's license and proof of automobile insurance. 
  • Fluency in Spanish is a plus but not required.

Compensation 

Starting compensation is $80K-$85K, per year plus $3K-$6K bonus plan per year, depending on experience. The following benefits are also included: vacation pay, paid time off, health insurance, vision insurance, dental insurance, and 401K.
