Position Summary The Regional Maintenance Technician provides technical leadership and operational support across a portfolio of multifamily communities within an assigned region. This role partners closely with Property Managers, Regional Managers, and on-site Maintenance teams to ensure properties are maintained to company standards, preventative maintenance programs are executed consistently, regulatory compliance is achieved, and maintenance operations support long-term asset performance. This is a highly hands-on role that combines advanced technical expertise with regional oversight. The Regional Maintenance Technician regularly travels between communities to perform property inspections, coach and support on-site teams, troubleshoot complex maintenance issues, assist with capital and special projects, and help ensure maintenance standards are consistently achieved throughout the portfolio. Work Arrangement Location: Onsite | Multiple Properties Schedule: Full-time, Monday through Friday, 8:00 AM – 5:00 PM On-Call: Required as needed to support property operations and maintenance emergencies Key Responsibilities Conduct routine property visits to evaluate maintenance operations, identify opportunities for improvement, ensure quality standards are met, and support on-site teams through coaching and technical guidance Perform and assist with preventative, routine, and emergency maintenance across multiple communities, including HVAC, plumbing, electrical, carpentry, appliances, painting, and general building systems Monitor preventative maintenance programs, life safety compliance, and required maintenance documentation, including EPA records, MSDS, pool logs, preventative maintenance logs, utility inspections, and other regulatory requirements Support apartment turnover operations by assisting with make-ready planning, troubleshooting delays, and helping maintenance teams maintain unit readiness and operational efficiency Assist with maintenance budgeting, inventory management, purchasing, vendor coordination, and cost-control initiatives while supporting capital improvement and special projects as assigned Lead, coach, train, and mentor on-site maintenance associates while partnering with Property Managers and Regional Managers on hiring, performance management, workforce planning, and technical development Promote a safety-first culture by ensuring compliance with OSHA regulations, company safety standards, and proper handling of chemicals, equipment, tools, and regulated materials while proactively identifying and correcting safety concerns Career Path & Next Role Readiness The Regional Maintenance Technician role is intentionally designed as a pathway to National Maintenance roles. Compensation Base Salary Range: $135,000 – $145,000/yr (dependent on experience, skills, and location) Bonus Eligibility: Discretionary bonus upon eligibility Incentives: Eligibility based long-term incentives and performance-based awards FLSA Status: Exempt Final compensation will be determined based on qualifications, experience, education, certifications, and market considerations Benefits & Perks Comprehensive Medical, Dental, Vision and Basic Life Insurance 401(k) plan with auto-enrollment after 60 days Paid Time Off and Paid Sick Leave in accordance with state requirements Paid holidays or holiday pay for eligible employees Opportunities for professional development & training QualificationsRequired Education & Experience 10+ years of relevant maintenance experience in property management or hospitality environments 5+ years of leadership or supervisory experience managing maintenance teams across one or more communities Experience supporting multiple properties, regional operations, or traveling maintenance assignments preferred Experience with maintenance budgeting, procurement, inventory management, and vendor coordination Technical Skills & Certifications Technical degree or certification in HVAC, plumbing, electrical, or a related trade preferred Extensive experience diagnosing and repairing HVAC systems, plumbing, electrical, appliances, carpentry, and general building systems EPA Certification Type I and II or Universal required CPO certification preferred or ability to obtain, if applicable Working knowledge of OSHA standards, preventative maintenance programs, life safety systems, and multifamily compliance requirements Physical Requirements An ability to safely use tools and equipment with manual dexterity and stamina, including lifting up to 25 pounds frequently and up to 50 pounds occasionally Ability to perform physical tasks such as standing, walking, climbing stairs and ladders, kneeling, crouching, and crawling, and working indoors and outdoors in varying weather conditions Ability to travel regularly between assigned properties Additional Requirements Must maintain a personal tool kit appropriate for completing assigned work Valid driver’s license required to operate company-owned or personal vehicles for business purposes Ability to travel frequently throughout the assigned region, including occasional overnight travel when business needs require Two Coast Living Commitment to Growth Two Coast Living prioritizes internal development and believes leadership is built through performance, skill growth, and accountability.
