Palm Coast Resort Condominium Association is seeking a dependable, proactive Maintenance Technician to oversee the day-to-day maintenance and appearance of our eight-story waterfront condominium community. This position is ideal for someone with strong building maintenance experience who takes pride in preventive maintenance, identifying issues before they become major problems, and providing excellent service to residents and the Board.


The successful candidate will perform routine inspections, complete general maintenance and minor repairs, coordinate with outside vendors, and maintain detailed documentation of building conditions and completed work.


Responsibilities


Responsibilities include, but are not limited to:

  • Perform routine inspections of the building, parking garage, common areas, and exterior property to identify maintenance needs.
  • Complete minor repairs involving plumbing, electrical, carpentry, painting, doors, locks, hardware, and other building components.
  • Monitor building conditions and promptly report issues requiring specialized contractors or licensed professionals.
  • Conduct routine inspections of the pool area, mechanical rooms, generator, pump house, lighting, elevators, and life safety equipment.
  • Respond to common-area plumbing leaks and water intrusion, documenting findings and coordinating repairs when necessary.
  • Maintain clean, safe, and attractive common areas, including restrooms, entrances, and shared amenities.
  • Observe landscaping and irrigation systems and report concerns to management.
  • Coordinate vendor access, monitor work performed by contractors, and maintain service records.
  • Take photographs and maintain accurate documentation of inspections, repairs, recurring issues, and vendor activities.
  • Assist with storm preparation and perform post-storm property inspections.
  • Participate in an on-call rotation to respond to building-related emergencies when necessary.


Requirements

 Qualifications

  • Previous maintenance experience in condominium, apartment, hotel, commercial, or similar facilities preferred.
  • Working knowledge of plumbing, electrical, carpentry, painting, and general building maintenance.
  • Ability to identify maintenance concerns and determine when specialized contractors are needed.
  • Comfortable using a smartphone or tablet to document inspections, photographs, and completed work.
  • Strong organizational skills and attention to detail.
  • Ability to communicate professionally with residents, vendors, management, and Board members.
  • Ability to lift, climb ladders, and perform the physical requirements of the position.
  • Pool maintenance certification is a plus but not required.
