About the Role
We are seeking a highly motivated Project Manager to assist in overseeing the improvement and upkeep of our operating assets. This role is responsible for coordinating property enhancements, managing third-party teams, and ensuring projects are executed on time and within budget. The ideal candidate is a proactive problem-solver with strong project management experience in construction and asset management.
Immediate Supervisor: Vice President of Construction Operating Assets
FLSA Status: Exempt
- Oversee the improvement of multi-family, hotel, and commercial properties, ensuring they meet company standards and regulatory requirements.
- Ability and experience to oversee various hotel renovations and tenant improvement projects at different times.
- Collaborate with third-party property management companies to ensure effective and efficient property upkeep and operations.
- Develop and implement project plans for property upgrades, renovations, and maintenance activities.
- Prepare and manage budgets for improvement projects, ensuring cost-effective solutions without compromising quality.
- Select, negotiate, and manage contracts with vendors and service providers to ensure timely and high-quality service delivery.
- Conduct regular inspections and audits of properties to identify areas for improvement and ensure compliance with company standards.
- Prepare and present regular reports on property conditions, project progress, and financial performance to senior management.
- Maintain open and effective communication with property owners, property management, tenants, and other stakeholders to address concerns and provide updates on project status.
- Reviewing & marking up drawings in different stages of design.
- Reviewing closeout documents from designers and contractors to ensure the information is in the correct format, complete, and filed appropriately.
- Understands critical path management and the utilization of schedules to establish timelines, meet deadlines and prioritize appropriately
- Provides field direction to contractors, subcontractors, architects, engineers, tenants, etc. during all phases of the projects
- Enforces standards and procedures for project planning, design, reporting, decision making, and documentation
- Ability to dig into drawings, specifications, submittals, warranties, and contractors to determine if an issue is design or construction related and the ability to work with all Team members on a solution.

Requirements
Essential Qualifications:
- Bachelor’s degree in Real Estate, Construction Management, Architecture, Engineering, or a related field, with 5+ years of project management experience in construction or asset management.
- Ability to read and interpret construction drawings, specifications, and contracts; familiarity with project management tools and Microsoft Office (Excel, Word, PowerPoint).
- Strong budgeting, scheduling, and risk management skills, with experience creating and managing Requests for Proposal (RFPs).
- Excellent interpersonal skills with the ability to collaborate across teams, negotiate contracts, and manage multiple projects simultaneously.
- Knowledge of green building practices and regulatory requirements is a plus.
- Hotel & Multi-Family Construction, or design experience, preferred.
Essential Physical Requirements and Work Environment:
- Office-based role with regular site visits to multi-family, hotel, and commercial properties.
- Occasional overnight travel based on project needs.
- Must be able to conduct on-site inspections and lift up to 20 lbs as required.
- Must be physically able to do assigned work as outlined above.
- Must be physically able to sit and use the computer as required.
- Must be able to communicate in English effectively with other individuals..
