- Preconstruction & Estimating: Lead preconstruction and estimating efforts across multiple projects, including conceptual, schematic, DD, and CD estimates; develop detailed quantity takeoffs, budgets, contingencies, general conditions, allowances, and self-perform work estimates.
- Bidding & Procurement: Manage subcontractor and supplier bidding, including developing scopes and bid packages, soliciting new subcontractors/vendors, analyzing competitive bids, preparing apples-to-apples bid tabs, identifying scope gaps, and making final bid recommendations.
- Constructability & Value Engineering: Provide constructability, value engineering, and cost analysis by reviewing drawings, specifications, geotechnical reports, market conditions, escalation, procurement lead times, and site logistics to identify risks, cost savings, and potential issues.
- Preconstruction Coordination: Coordinate preconstruction activities with Owners, Architects, Engineers, Government Officials, and internal teams, including site investigations, renovation assessments, permitting, asbestos requirements, fire/life-safety considerations, phasing, scheduling, and early procurement.
- Leadership & Project Handoff: Communicate estimates, recommendations, and project risks to leadership and project teams; conduct constructability reviews and preconstruction meetings, document concerns, and lead comprehensive project handoff meetings to ensure a smooth transition into construction.
Required Skills/Qualifications:
 - Excellent verbal and written communication skills.
- Strong attention to detail, ensuring accuracy and precision in all tasks.
- Strong analytical, mathematical, and problem-solving skills.
- Proficient in MS Word, Excel, Estimating Software, and Bluebeam.
- Strong understanding of drawings and specifications allowing thorough constructability analysis
- Maintain regular, reliable attendance and physical presence at assigned workplace.
- Must possess a valid driver’s license.
Education and Experience:

- 5+ years in Construction Management is required.
- A bachelor's degree in construction management or related field is preferred.
