On behalf of our client, we are seeking an experienced and commercially aware Property Manager to oversee the daily management, maintenance, tenant relations, and service delivery of a portfolio of residential and commercial properties.
The successful candidate will protect the value of property assets, maintain high occupancy and service standards, and ensure that facilities, contractors, and tenant matters are managed efficiently.
Key Responsibilities
- Oversee the daily operation of assigned residential and commercial properties.
- Coordinate tenant onboarding, lease administration, renewals, and exits.
- Maintain positive tenant relationships and ensure timely resolution of complaints.
- Conduct routine property inspections and document maintenance requirements.
- Develop preventive maintenance plans for buildings, equipment, and common areas.
- Coordinate repairs, renovations, cleaning, landscaping, security, and utility services.
- Manage contractors and monitor performance against agreed service standards.
- Maintain accurate property, tenant, asset, and maintenance records.
- Monitor occupancy levels and support property-marketing and tenant-retention initiatives.
- Prepare operating budgets and monitor approved property expenditure.
- Track rent, service-charge, and utility-payment records in coordination with relevant teams.
- Ensure properties comply with applicable safety, environmental, insurance, and licensing requirements.
- Coordinate emergency-response and business-continuity arrangements.
- Identify opportunities to improve property value, tenant experience, and operating efficiency.
- Prepare regular occupancy, maintenance, service-delivery, and property-performance reports.
Requirements
- Bachelor’s degree in Property Management, Real Estate, Facilities Management, Land Management, Business Administration, or a related discipline.
- Professional certification or membership in a recognised real estate or property-management body is preferred.
- Training in facilities management, project management, or occupational safety will be an added advantage.
- At least six years of experience in property, estate, facilities, or real estate management.
- A minimum of two years in a supervisory or managerial position.
- Experience managing residential, commercial, hospitality, or mixed-use properties.
- Strong negotiation, planning, customer-service, and problem-solving capabilities.
- Ability to manage budgets, records, and multiple service providers effectively.
- High standards of integrity, responsiveness, and attention to detail.
