About the Role:
The Maintenance Tech III plays a critical role in ensuring the operational efficiency and safety of residential and commercial properties within the real estate and rental industry. This position involves performing advanced maintenance tasks, troubleshooting complex systems, and implementing preventive maintenance programs to minimize downtime and extend the lifespan of building infrastructure. The Maintenance Tech III will collaborate closely with property management teams to address tenant concerns promptly and maintain high standards of property appearance and functionality. This role requires a proactive approach to identifying potential issues before they escalate, thereby supporting tenant satisfaction and retention. Ultimately, the Maintenance Tech III contributes significantly to the overall value and reputation of the properties managed by delivering expert technical support and maintenance services.
Minimum Qualifications:
- High school diploma or equivalent.
- Minimum of 5 years of experience in maintenance or a related technical field, preferably within real estate or property management.
- Proficient knowledge of HVAC, electrical, plumbing, and mechanical systems.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Valid driver’s license and reliable transportation.
- Boilers License will need to be obtained
- CPO will need to be obtained
Preferred Qualifications:
- Technical certification or vocational training in HVAC, electrical, plumbing, or related trades.
- Experience with computerized maintenance management systems (CMMS).
- EPA certification for handling refrigerants.
- Familiarity with green building practices and energy-efficient technologies.
- Strong customer service skills and experience working in a tenant-facing role.
Responsibilities:
- Perform advanced diagnostics, repairs, and maintenance on HVAC, plumbing, electrical, and mechanical systems across multiple properties.
- Conduct routine inspections and preventive maintenance to identify and resolve potential issues proactively.
- Respond promptly to maintenance requests and emergencies, ensuring minimal disruption to tenants and property operations.
- Maintain accurate records of maintenance activities, work orders, and inventory of tools and supplies.
- Collaborate with property management and external contractors to coordinate larger repair projects and upgrades.
- Ensure compliance with safety regulations, building codes, and company policies during all maintenance activities.
- Train and mentor junior maintenance staff to enhance team capabilities and knowledge.
