Maintenance Technician I


Location: Cambridge Oaks I & II - Kings Mountain, NC


Summary

NHE, Inc. is seeking a Maintenance Technician I to assist with general maintenance, apartment make-readies, preventive maintenance, and community upkeep. This position requires flexibility to work weekends, on-call rotations, and some holidays as needed. Advancement opportunities are available.



Essential Responsibilities

  • Complete maintenance repairs including electrical, plumbing, HVAC, appliances, drywall, and general carpentry.
  • Prepare vacant apartments for new residents through make-ready processes.
  • Respond to resident service requests and maintenance emergencies.
  • Perform preventive maintenance on community equipment and buildings.
  • Maintain community grounds, curb appeal, and common areas.
  • Identify and report safety hazards and community concerns.
  • Assist with inventory control and maintenance supply management.
  • Coordinate with the Community Manager and Maintenance Supervisor on priorities and work assignments.
  • Monitor vendor work and quality standards.
  • Assist during severe weather events and other emergencies.
  • Participate in required company and industry training programs.
  • Support other communities as needed.
  • Perform additional duties as assigned.



Qualifications

  • Previous apartment maintenance experience preferred but not required.
  • Basic troubleshooting knowledge of HVAC, plumbing, appliances, electrical systems, and other property equipment.
  • Valid driver's license and reliable transportation required.
  • Strong attention to detail and ability to prioritize multiple tasks.
  • Ability to work independently while maintaining professionalism and confidentiality.
  • Team-oriented attitude and strong work ethic.



Preferred Education & Experience

  • High school diploma or equivalent required.
  • Trade school or related education preferred.
  • General maintenance experience preferred.
  • Painting experience a plus.
  • Certifications in HVAC, plumbing, electrical, pool operations, or related trades are a plus.



Advancement Requirements

To be considered for Maintenance Technician II, employees should demonstrate:

  • Advanced HVAC troubleshooting and repair skills.
  • Ability to diagnose and repair major property systems.
  • EPA Type I & II Certification.
  • Minimum six months as a Maintenance Technician I.
  • Strong attendance and performance record.



Physical Requirements

  • Frequently stand, walk, bend, climb, lift, and carry materials up to 50 pounds or more.
  • Work indoors and outdoors in various weather conditions.
  • Safely operate maintenance tools, equipment, and ladders.
  • Participate in after-hours emergency service calls as required.
