FacilityĀ MaintenanceĀ Technician – JLLĀ 

What this job involves:Ā 

TheĀ Maintenance TechnicianĀ supports operation, inspection, and light maintenance processes to mechanical,Ā electricalĀ and plumbing equipment and systems. This is an entry-level position and can provide opportunities for growth in the engineering field. You will work as part of an engineering team of 10+ atĀ multi buildingĀ client property managed 24/7 by JLL.Ā 

What your day-to-day will look like:  

  • Maintain,Ā operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.Ā Ā Ā 

  • Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Furniture,Ā and forĀ the facility to keep these systems up to applicable standards.Ā 

  • Performs predictive, planned, preventative and routine maintenance as well as equipment rounds, and service requests as directed.Ā Performs maintenanceĀ in accordance withĀ the JLL Preventative Maintenance Program.Ā AssistĀ with the development and improvement of preventative maintenance programs, schedules, work instructions, SOP’s, and operational procedures.Ā 

  • Performs all duties in a safe manner and in accordance with established work standards and practices.Ā 

  • Establishes work procedures to meet production schedules.Ā 

  • Recommends measures to improve production methods, equipmentĀ performanceĀ and quality of product, suggesting changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.   

  • DeterminesĀ and/orĀ assistsĀ with analyzing and resolving work problems and achieving work goals.Ā 

  • Maintains time and production records and customer service requestsĀ utilizingĀ a variety of computer/technology tools.Ā 

  • Must be comfortable and flexible enough to work with a wide-ranging and changing scope of responsibilities while adhering to the constraints of procedures put in place to minimize the riskĀ forĀ human error.Ā 

  • TeamĀ playerĀ with the desire to foster teamwork to help create a positive working environment.Ā 

  • Control the daily operation of all mechanical equipment in the physical plant and buildings.Ā 

  • Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards.Ā 

  • Maintains responsibility for preventative maintenance, contracted maintenance, generalĀ maintenanceĀ and technicalĀ proficiency.Ā 

  • Performs and/or completes all tenant service requests accurately and expediently.Ā 

  • Able to evaluate building systems toĀ monitorĀ and to improve performance and operating efficiency.Ā 

  • CompliesĀ withĀ all policies and proceduresĀ establishedĀ for the building, including safe storage, usage, and disposal of hazardous materials whileĀ maintainingĀ a clean and safe workplace.Ā 

  • ParticipatesĀ in the on-call engineer rotation for the portfolio of office buildings.Ā 

  • ActivelyĀ participatesĀ in emergency response procedures, technical and safety training programs.  

  • Perform all work using the proper safety equipment and in a safe manner.Ā 

Physical Work Requirements & ConditionsĀ 

  • Lifting upĀ to 80 lbs.Ā 

  • Working from heights.Ā 

  • Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.Ā 

  • Working in adverse conditions (i.e., extreme cold, extreme hot).Ā 

  • Driving forĀ long periodsĀ of time.Ā 

  • Climbing a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs.Ā 

  • Climbing a ladder up to 30 feet.Ā 

  • MustĀ be able toĀ workĀ different schedules.  

  • Must be able to work Holidays & weekends.  

  • Must be able to respond to after-hours site emergencies.  

  • While performing the duties of this job, the employeeĀ is regularly required toĀ walk long distances to coverĀ propertyĀ portfolio.Ā 

Required Qualifications:Ā 

  • High School diploma or GED equivalent; Trade school education, union training, militaryĀ serviceĀ or college is desirableĀ 

  • Trades schooling in electrical system design, refrigeration and HVAC preferredĀ 

  • Minimum of 1-3 years of relevant work experience; commercial industry general building preventative & corrective maintenanceĀ 

  • MustĀ possessĀ and maintain a valid state driver’s licenseĀ 

  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)Ā 

  • Strong Customer Service & Interpersonal skillsĀ 

  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)Ā 

  • Strong Troubleshooting, diagnostic, and problem-solving skills areĀ requiredĀ
