Position Summary: The Maintenance Tech Supervisor leads and coordinates the day-to-day work of the maintenance technician team, ensuring properties are safe, well-maintained, and responsive to tenant needs. This role oversees routine and preventive maintenance, work order management, and technician scheduling, while partnering with the Regional Property Manager and Capital Projects Manager on larger repair and construction-type projects. Key Responsibilities: Supervise and assign daily work for the maintenance technician team, ensuring timely and quality completion of work orders. Prioritize and triage incoming maintenance requests; distinguish routine repairs from larger capital or construction-type projects and escalate accordingly. Oversee preventive maintenance programs for building systems, including HVAC, plumbing, electrical, and mechanical equipment. Conduct regular property inspections to identify maintenance needs, safety hazards, and code compliance issues. Train, mentor, and evaluate maintenance technicians; support hiring and performance management in coordination with the Regional Property Manager. Maintain inventory of maintenance supplies, tools, and equipment; order materials and manage related budgets/expenses. Coordinate with outside vendors and contractors for specialty repairs not handled in-house. Partner with the Capital Projects Manager to hand off building settling, structural, or larger plumbing/mechanical issues that exceed routine maintenance scope. Ensure technicians follow safety protocols and maintain accurate records of completed work, inspections, and equipment service history. Respond to and manage after-hours or emergency maintenance issues as needed, including on-call rotation oversight. Communicate proactively with property management staff and tenants regarding maintenance schedules and any service disruptions. Lead and schedule annual trainings and lunch-and-learns, including but not limited to OSHA training, restoration training, risk management training, etc. Ad hoc duties as assigned and required by the department. Qualifications 3-5+ Years of hands-on maintenance experience, with at least 1-2 years in a lead or supervisory capacity. Working knowledge of HVAC, plumbing, electrical, and general building maintenance systems and practices. Experience managing or coordinating a team of maintenance technicians. Ability to prioritize and manage multiple work orders and competing priorities in a fast-paced environment. Experience with work order/maintenance management software (e.g., YARDI) preferred. Good judgment for identifying when an issue requires escalation to capital project or specialty contractor support. Strong communication and interpersonal skills, with good customer service and people skills. High level of professionalism and integrity; must be trustworthy and able to handle confidential information appropriately. Ability to safely operate hand and power tools and maintenance equipment; ability to lift, climb, and perform physical tasks as required. Valid driver's license; availability for on-call/emergency response as needed. Relevant trade certifications (HVAC, electrical, plumbing) a plus.
