Overview:
The Customer Asset Management (CAM) Operations Development Program enables participants to gain in-depth professional and analytical experience and development of leadership and collaborative skills through a defined and customized immersive rotational program. Program participants will become technically proficient in core business processes within the CAM division.
Department Overview:
The Property Preservation team monitors the residential properties that secure our mortgages in order to identify vacant properties or other property related issued that may need to be addressed. National vendors are used to perform monthly inspections on past due accounts. As abandoned properties are identified, loans are reviewed for critical action such as property securing, insurance claim filing, registration requirement fulfillment and code violation resolution. The team is heavily governed by investor guidelines as well as federal, state and municipal rules.
Property Preservations Presale
Completes a First Time Vacancy (FTV) review on mortgage and consumer lending HELOC loans.
Secures the property on homes that are vacant and not maintained.
Responsible for the monitoring and handling of Non-FHA properties from first time vacancy (FTV) through final disposition, including monitoring insurance claims when applicable.
Approves/Denies damage bids from vendors for non-FHA loans.
Property Preservations Escalations
Responsible for the monitoring and resolution of property related complaints.
Responsible for monitoring and resolution of property code violations.
Property Preservation FHA Team
Responsible for the servicing of FHA properties once vacant and secured through foreclosure sale and conveyance to HUD.
Responsible for preservation and repairs needed on FHA properties post foreclosure sale in order to convey the property to HUD.
Responsible for FHA evictions on occupied properties post foreclosure sale.
Property Preservation Reporting Team (PROPS)
Responsible for monitoring exception and control reporting for the Property Preservation team.
Manage the property inspection process.
Monitors and provides documentation to ensure registrations are complete.
CWCOT/Control Tower
- Responsible for the administration of FHA’s Claims Without Conveyance of Title program.
Primary Responsibilities:
- Complete a series of job rotations, over a set time frame in multiple disciplines, to gain a broader understanding of the roles, how they are utilized at the Bank, and how they work together to deliver solutions and services to internal and external customers
- Manage pipeline of loans ensuring operational processes are completed timely and accurately
- Perform reviews of loans confirming a quality level within the Company’s risk appetite
- Work in customer contact or back-office roles depending upon the preference and skill set of the candidate
- Develop and produce routine departmental reports and spreadsheets, including but not limited to, project analyses, historical reporting and financial analyses.
- Complete data review, research and/or reconciliation.
- Participate in Customer Asset Management Operations Development Program activities.
- Understand and adhere to the Company’s risk and regulatory standards, policies and controls in accordance with the Company’s Risk Appetite. Identify risk-related issues needing escalation to management.
- Promote an environment that supports belonging and reflects the M&T Bank brand.
- Maintain M&T internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators as applicable.

Education and Experience Required:
- Bachelor’s or Master’s degree
- Minimum Cumulative GPA of 3.0
- Up to 1 years' work experience
