Facilities Maintenance Director
QUALIFICATIONS AND EDUCATION REQUIREMENTS
- High School graduate; Trade School or some college helpful
- Three years of facility maintenance experience
- Ability to identify maintenance problems, plan and follow through to their solution in a timely manner
- In depth understanding of physical plant maintenance requirements
- Prior long-term care experience preferred
- Experience in estimating maintenance and repair costs
- Ability to communicate effectively with oral and written instructions in English
- Familiar with standards for state, federal and private facilities as well as standards applicable to the healthcare facilities
- Working knowledge of principles and practices of project management
- Working knowledge of electrical and mechanical systems
- Working knowledge of procurement and contracts
- Sound knowledge of health, safety and environmental regulations
- Experience in construction, maintenance and all facets of facility operation
- Basic computer and systems knowledge
- Must be highly motivated, self-directed, flexible, and able to work well with others
- Must have reliable transportation and provide ongoing valid and current auto liability insurance
ESSENTIAL DUTIES:
- Responsible to plan, organize, direct, control and evaluate maintenance program and services, grounds maintenance and upkeep
- Direct or perform duties concerned with plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical
- Monitor and supervises all service contracts or other outside contract work
- Directs or performs duties concerned with maintenance of grounds, parking lots, driveways, sidewalks, security etc.
- Understand and adhere to the facility maintenance program
- Conduct and document regular facilities inspections
- Ensure compliance with health and safety standards and industry codes
- Maintain certifications
- Allocate and manage facility space for maximum efficiency
- Coordinate intra-office moves
- Supervise maintenance and repair of facilities and equipment
- Oversee facility refurbishment and renovations
- Plan and manage facility central services such as reception, security, cleaning, catering, waste disposal and parking
- Calculate and compare costs for goods and services to maximize cost-effectiveness
- Manage contractor and vendor relationships
- Manage and review service contracts to ensure facility management needs are being met
- Check completed work by contractors and vendors
- Advise on and monitor energy efficiency
- Timely submission of all documentation
- Performance of other duties as required
- Ensure overall compliance with local, state and federal laws, Medicare regulations, and established personnel policies and procedures
