Operating within a centralized Project Management Office (PMO), this position manages projects from turnover through closeout while ensuring consistency in project delivery, financial performance, customer satisfaction, safety, and quality. The Project Manager works closely with Estimation, Engineering, Service Operations, Installation Teams, Procurement, and Accounting to ensure seamless project execution. Unlike a traditional trade-specific project manager, this role may oversee projects across several disciplines and business units, utilizing standardized project management processes, tools, and performance metrics established by the PMO. Primary Responsibilities Manage commercial MEP projects from project turnover through final closeout. Review project contracts, scope documents, drawings, specifications, estimates, and turnover packages to establish execution plans. Develop project schedules, milestones, procurement plans, staffing requirements, and resource forecasts. Coordinate with Estimation and Engineering to ensure successful transition from preconstruction to operations. Lead project kickoff meetings and establish communication protocols with customers, subcontractors, vendors, and internal teams. Monitor project budgets, labor performance, productivity, cash flow, and profitability. Conduct job cost reviews and implement corrective actions when projects deviate from budget or schedule. Prepare and negotiate change orders while ensuring proper documentation and customer approvals. Manage project risks and proactively identify potential impacts to scope, schedule, cost, quality, or safety. Coordinate purchasing activities, material procurement, equipment deliveries, and subcontractor commitments. Review and approve project billings, progress payments, stored materials invoices, and closeout documentation. Ensure project compliance with building codes, permitting requirements, contract obligations, and company standards. Collaborate with Service Operations to facilitate warranty work, maintenance agreements, and ongoing customer support after project completion. Maintain accurate project records within company ERP, project management, and document management systems. Lead regular project status meetings and provide updates to operational leadership. Support workload balancing and resource planning across the centralized PMO. Participate in project portfolio reviews and provide forecasting for revenue, margin, labor utilization, and backlog conversion. Promote and enforce safety culture, quality standards, and operational excellence initiatives. Develop strong client relationships that encourage repeat business and cross-selling opportunities. Financial Responsibilities Manage project budgets and protect gross margin performance. Forecast revenue, labor utilization, and gross profit. Monitor committed costs, subcontractor expenses, material expenditures, and equipment purchases. Review accounts receivable positions and assist with collection efforts when necessary. Ensure timely and accurate billing in accordance with contract requirements. Manage project cash flow and working capital performance. Leadership Responsibilities Provide project leadership to field supervisors, foremen, subcontractors, project coordinators, and support staff. Mentor Project Coordinators and Assistant Project Managers. Promote accountability through standardized PMO processes and project delivery expectations. Facilitate collaboration across multiple trades and operating companies. Support continuous improvement initiatives focused on project execution, standard work, and operational efficiency. Qualifications Bachelor's degree in Construction Management, Engineering, Business, or related field; equivalent experience considered. 5+ years of project management experience in commercial construction, MEP contracting, controls, electrical, mechanical, or related trades. Experience managing projects ranging from $100K to $10M+. Strong understanding of project financial management, scheduling, procurement, and contract administration. Experience with change orders, submittals, RFIs, closeout documentation, and progress billing. Proficiency with ERP and project management systems. Strong communication, leadership, and organizational skills. Preferred PMP certification. Experience managing multi-trade MEP projects. Familiarity with Acumatica, Salesforce, Procore, Autodesk Construction Cloud, Microsoft Project, or similar platforms. Design-build and plan/spec project experience. Knowledge of HVAC/R, Controls, Electrical, Plumbing, and Building Automation systems.
