Experienced in the operation, maintenance, troubleshooting, and repair of building electrical systems, plumbing systems, HVAC-R equipment and certification, pool and spa systems, and facility equipment. Certified Pool Operator (CPO) certificate with extensive knowledge of pool and spa care, water chemistry, preventative maintenance, equipment repair, and regulatory requirements. Additional experience includes landscape and grounds management, building inspections, workplace safety, and coordination of outside contractors. preserving the safety and comfort of guests and fellow employees. Maintenance supervision responsibilities and skills Key Responsibilities: Manage daily facilities and maintenance operations for Glen Ivy Hot Springs and Goco Hospitality residencies and property, ensuring buildings, equipment, grounds, pools, spas, and guest areas are maintained to high standards. Prioritize guest, tenant and staff safety, comfort, satisfaction, and overall experience by identifying and correcting facility issues quickly and effectively. Promote a strong culture of workplace safety and employee safety through training, inspections, hazard identification, and implementation of safe work practices. Supervise, train, coach, and develop facilities and maintenance staff while establishing clear expectations for performance, safety, communication, and customer service. Maintain effective communication between the facilities department, property management, resort management, housekeeping, operations, food and beverage, security, and other departments. Manage and prioritize computerized work order systems, including assigning work orders, monitoring completion, documenting repairs, tracking recurring issues, and ensuring timely response to guest and operational requests. Develop and maintain preventive maintenance schedules for buildings, equipment, mechanical systems, pools, spas, and grounds. Conduct regular inspections of building systems, equipment, guest areas, mechanical rooms, utility areas, and grounds to identify maintenance needs and potential safety hazards. Coordinate and supervise outside contractors and vendors, including scheduling, access, work quality, safety requirements, project completion, and compliance with resort standards. Monitor outside contractor performance and ensure work is completed safely, professionally, and according to specifications. Maintain knowledge of and support compliance with applicable OSHA workplace safety requirements and ADA accessibility requirements. Identify potential OSHA safety hazards and implement corrective actions to reduce workplace injuries and property risks. Inspect and maintain ADA-accessible areas, equipment, entrances, pathways, guest accommodations, and other facility features to help ensure accessibility. Maintain accurate records of inspections, repairs, preventive maintenance, safety activities, equipment servicing, and contractor work. Manage department inventory, tools, equipment, parts, chemicals, and maintenance supplies, ensuring appropriate stock levels and responsible use of resources. Monitor purchasing and inventory costs while identifying opportunities to improve efficiency and reduce unnecessary expenses. Troubleshoot and perform maintenance on building electrical systems, including basic electrical components, controls, lighting, and related equipment. Troubleshoot and maintain property and building plumbing systems, including water supply, drainage, fixtures, pumps, valves, and related equipment. Maintain and troubleshoot HVAC-R systems, including heating, ventilation, air conditioning, refrigeration, controls, and associated equipment. Oversee resort pool and spa operations with a strong emphasis on water safety, cleanliness, chemistry, equipment operation, and preventative maintenance. Utilize CPO certification and expertise to maintain proper pool and spa chemistry, filtration, pumps, heaters, controls, circulation systems, and other equipment. Diagnose and repair pool and spa equipment and coordinate specialized repairs when necessary. Maintain accurate pool and spa chemical testing and maintenance records and ensure safe chemical handling and storage practices. Manage landscape and grounds maintenance, including irrigation, turf, trees, plants, walkways, exterior lighting, drainage, and general property appearance. Coordinate seasonal grounds projects and outside landscaping contractors as needed. Respond to facility emergencies and equipment failures while prioritizing guest and employee safety and minimizing operational disruptions. Assist with emergency preparedness, disaster response, evacuation procedures, utility emergencies, and other facility-related incidents. Establish and maintain a professional maintenance environment focused on safety, communication, accountability, teamwork, preventive maintenance, and guest satisfaction.
