Job Title: Freddie Mac Loan Servicer

SUMMARY
The Freddie Mac Loan Servicer is responsible for supporting the day-to-day servicing of CNB Bank’s Freddie Mac mortgage loan portfolio. This position ensures loans are serviced accurately, reports are completed on time, borrower inquiries are handled professionally, and all work is completed in accordance with Freddie Mac requirements, bank policies, and applicable regulations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Service Freddie Mac mortgage loans in accordance with investor requirements, bank policies, and applicable laws and regulations.
- Board new loans, verify loan information, maintain servicing records, and update portfolio tracking reports.
- Process and monitor payments, payoffs, escrow activity, PMI, suspense items, and related account reconciliations.
- Prepare and submit required Freddie Mac servicing reports, edits, remittances, and documentation within established deadlines.
- Monitor delinquent loans and coordinate appropriate follow-up with borrowers, management, third-party servicers, and legal counsel as needed.
- Respond to borrower, internal department, investor, auditor, and vendor inquiries in a timely and professional manner.
- Maintain accurate files and documentation to support audits, quality control reviews, investor requests, and regulatory examinations.
- Remain informed of Freddie Mac servicing updates and perform other duties as assigned.
EDUCATION and/or EXPERIENCE
- High school diploma or GED required; associate degree in business, finance, accounting, or related field preferred.
- Prior experience in mortgage servicing, loan operations, secondary market lending, escrow, investor reporting, or banking preferred.
- Knowledge of mortgage servicing requirements, Freddie Mac servicing standards, and related loan systems preferred.
KNOWLEDGE, SKILLS and ABILITIES
- Strong attention to detail, organization, accuracy, and follow-through.
- Effective written and verbal communication skills.
- Ability to prioritize work, meet deadlines, research discrepancies, and maintain confidentiality.
- Proficiency with Microsoft Office, spreadsheets, loan servicing systems, and investor platforms.

- The employee is expected to follow all applicable laws, regulations, Freddie Mac requirements, bank policies, procedures, and internal controls. Any compliance concerns, servicing errors, or exceptions should be reported to management promptly.
