Job DetailsJob Location: Buffalo, NYSalary Range: $37.00 - $37.00 HourlyJob Summary: The Maintenance Mechanic will be responsible for the installation, repair, and maintenance of all types of HVAC equipment at a journeyman level of service including air-conditioning equipment, refrigeration equipment, HVAC control systems, and more. Pay Rate: $37.00 per hour. This will be a union position Essential Job Functions: Performs preventative maintenance functions which include, but are not limited to: changing filters; cleaning cooling towers, cleaning chiller or heating hot heat exchangers, air handler heating and cooling coils, bearing greasing, belt replacement, etc. Performs corrective maintenance such as diagnostic testing, overhauling, installation, leak checking, recharging, motor-pump-fan alignments and effects repairs on a large variety of types of refrigeration, dehumidification, air-conditioning, ventilation and heating systems equipment. Cuts and bends tubing to correct length and shape, using cutting and bending equipment and tools. Cuts and threads pipe, using machine-threading or hand-threading equipment. Joins tubing or pipes to various refrigerating units by means of sleeves, couplings or unions, and solders joints, using torch, forming complete circuit for refrigerant. Able to install insulation on finished repairs. Complete repair or replacement for general building related fixtures such as sinks, drains, toilets, faucets, eyewash stations or similar. Able to operate drain clearing equipment to clear basic plumbing clogs within the different building drain systems (roof, rain, water or sewer). Able to repair basic drinking fountains and water filtration systems. General DE-energized electrical work for 480vAC 3 phase and below electrical systems: May include motor or HVAC equipment disconnects and reconnects, replacement of breakers in panels, basic 110v outlet, GFCI and switch replacements, basic lighting fixture replacement or ballast replacements. Occasionally conduct routine maintenance requirements for Wet Sprinkler systems, Dry Sprinkler system, Deluge fire-fighting systems, Emergency Lighting systems, Exit lighting systems, Fire Extinguishers and installed extinguisher systems, Fire alarm and evacuation systems. Able to understand the general operations and operational requirements of Building HVAC/R system types installed. Capable of making simple BAS related system repairs, such as changing actuators, sensors, current switches and relays General Building Maintenance functions to include Mechanical Room cleaning, and trash removal, wall patching, preparation & painting, door closure & lock maintenance, fencing & gate maintenance, playground equipment maintenance, lighting changes, ceiling tile work, ability to hang signage and other wall items (whiteboards, bulletin boards, pictures, art, etc.). Other duties as assigned.    QualificationsRequired Skills, Experience, and Education: High School diploma or equivalent EPA Universal certification or ability to obtain a EPA universal within 90 days of hire. Minimum of 4 years of experience (within the past 7 years) of progressive, hands-on experience in commercial or industrial settings in a large, complex environment. Ability to read, write, and speak English Ability to communicate with a variety of coworkers and government stakeholders Knowledge of computers and basic computer applications Ability to read and understand blueprints and schematics  Can function independently and/or within a team environment. Can be relied upon to make sound decisions and recommendations in stressful or independent situations. Solid communications skills, always keeping other team members and supervisors informed of the status of your work and/or informing others of discrepancies or hazards found in the efforts of completing your duties. Can effectively document work utilizing an electronic work order system. Willing to shift work schedules to accommodate small team sick or vacation needs. Willing to accommodate and work outside normal business hours, as needed to support AFM and the building mission or contract requirements. Preferred Qualifications: Preferably be able to obtain one of the following certifications: North American Technician Excellence (N.A.T.E.) Core Service plus Air Distribution Services Specialist or any service Knowledge Areas of Technician Expertise (K.A.T.E.) Specialty listed under the service category. HVAC Excellence Professional - the following three certifications: Light Commercial Air Conditioning, Gas Heat, and Green Awareness Certification UA Star HVAC Mastery Certification Working Environment, Tools Used, and Physical Requirements: Tools related to HVAC maintenance and repair, test equipment, and safety gear This position requires work environmentally within and external to the facility in all weather conditions. This job may require work on the roof of a building, in the basement and/or within confined spaces May experience high levels of noise in connection to equipment and tools May be exposed to wet or humid conditions Must be able to perform work while wearing required PPE Must be willing to participate in training for confined spaces including all aspects of breathing apparatus Fit Testing. The physical demands here are representative of those that must be met by an employee to successfully perform the essential functions of the job. •    While performing the duties of this, the employee is frequently required to stand, walk, or stoop for long periods of time. •    Must be capable of lifting up to 40 lbs. •    Must be able to use arms, hands, and fingers to reach, handle, and feel. •    Specific vision requirements include close vision, distance vision, color vision, and depth perception. •    Must have suitable endurance to do physical labor for long periods of time. •    Once trained, must be willing to work in confined spaces. •    Once trained, must be willing to work at heights utilizing approved fall protection equipment.  Action Facilities Management, INC (AFM) - is a woman-owned small business and a minority business enterprise established in 2001 that provides services to government and commercial clients, currently in 11 states and the District of Columbia.
