Heather Gardens Association is seeking a dependable, detail-oriented Custodial Associate to join our team.

This is a full-time, hands-on position primarily responsible for maintaining residential buildings throughout the Heather Gardens community. Custodial Associates are typically assigned approximately 4–6 residential buildings, depending on the size and needs of the buildings.

Because employees travel between their assigned buildings throughout the workday, a valid driver's license, reliable personal vehicle, current vehicle registration and automobile insurance, and an acceptable Motor Vehicle Record (MVR) are required for this position. Employees use their personal vehicle to travel between work assignments on the Heather Gardens property and are reimbursed for business mileage in accordance with HGA policy.

Schedule & Work Assignment

Employment Status: Full-time

Regular Schedule: Monday–Friday

Regular Hours: 7:00 a.m.–3:30 p.m.

Primary Work Location: Residential buildings throughout the Heather Gardens community

Building Assignment: Custodial Associates are typically responsible for approximately 4–6 residential buildings, depending on the size and custodial needs of the assigned buildings.

Cross-Training: New custodial employees will be cross-trained in our Community Center/Clubhouse operations to provide greater flexibility and departmental coverage.

Weekend Availability: Occasional weekend hours may be required for cross-training or operational coverage.

Driving & Personal Vehicle Requirements

Travel between residential buildings is a regular and essential part of this position. Custodial Associates are required to use their personal vehicle to travel between assigned buildings throughout the Heather Gardens property during the workday.

Employees are reimbursed for business mileage in accordance with HGA policy.

To be eligible for this position, applicants must:

  • Possess and maintain a valid driver's license.
  • Have reliable access to a personal vehicle for travel between assigned buildings during the workday.
  • Maintain current vehicle registration.
  • Maintain current automobile insurance meeting HGA requirements.
  • Maintain an acceptable Motor Vehicle Record (MVR) in accordance with HGA requirements.
  • Provide required driving and vehicle documentation as part of HGA's employment and driving eligibility process.

What You'll Do

As a Custodial Associate, you will be responsible for maintaining the cleanliness, safety, and appearance of assigned residential buildings and common areas throughout the Heather Gardens community.

Responsibilities include:

  • Maintain approximately 4–6 assigned residential buildings, depending on building size and operational needs.
  • Travel between assigned buildings throughout the workday using your personal vehicle.
  • Clean and maintain residential building common areas, including hallways, entryways, lobbies, elevators, stairwells, and other shared spaces.
  • Vacuum, sweep, mop, and perform routine floor-care duties.
  • Clean interior glass, doors, fixtures, railings, and other common-area surfaces.
  • Clean and disinfect common-area restrooms, where applicable, and maintain appropriate supplies.
  • Empty trash and maintain clean and orderly trash and custodial areas.
  • Maintain building entrances and surrounding areas by removing leaves, snow, and other debris as needed.
  • Safely operate custodial equipment, machinery, and power tools.
  • Follow established safety procedures and proper chemical-handling practices.
  • Identify and report maintenance, safety, or facility concerns observed while working in assigned buildings.
  • Interact professionally and respectfully with residents, employees, guests, and other members of the community.
  • Assist with Community Center/Clubhouse custodial responsibilities when scheduled or needed for departmental coverage.
  • When assigned to the Community Center/Clubhouse, assist with cleaning, room preparation, and setups and breakdowns of tables, chairs, furniture, and equipment for activities, meetings, programs, and events.
  • Perform other custodial and facility-support duties as assigned.

The successful candidate should be able to manage responsibility for multiple assigned buildings, organize daily tasks effectively, and consistently maintain HGA's standards for cleanliness and resident service.

Qualifications

  • Some high school education required.
  • Previous custodial, janitorial, or facility-maintenance experience preferred.
  • Valid driver's license required.
  • Acceptable Motor Vehicle Record (MVR) required.
  • Reliable personal vehicle required for travel between assigned buildings during the workday.
  • Current vehicle registration and automobile insurance required.
  • Ability and willingness to drive between multiple residential buildings throughout the workday.
  • Ability to read and write in English.
  • Ability to safely operate cleaning equipment and custodial machinery.
  • Ability to follow safety procedures and understand hazards associated with custodial work.
  • Strong attention to detail.
  • Ability to work independently and manage responsibilities across multiple assigned buildings.
  • Ability to interact professionally and respectfully with residents, coworkers, and guests.
  • Ability to complete routine and repetitive tasks consistently and reliably.
  • Ability to perform the physical requirements associated with custodial work, including standing, walking, bending, stooping, kneeling, reaching, climbing stairs or ladders, and lifting, carrying, pushing, or pulling items as required by the position.
